With proper planning, a garage conversion can be a great way to add extra living space to your home. People convert their garages to all kinds of things: game rooms, TV rooms, bedrooms, and even bathrooms. Since the garage already has a foundation, exterior walls and a roof, it's a more affordable option than building a brand new addition to your house.
There are some things you need to take care before getting started. Most garage conversions will require some type of planning permission. More than likely, you'll have to acquire building plan approvals and permits to actually do the conversion. So why are there all these road blocks in place to make changes to your own home?
The reason why you have to get permission to make this conversion is to ensure the structural safety of the addition. You'll also have to make sure the building is fire proof and ensure adequate ventilation. Furthermore, you want to make sure it's as energy efficient as possible, so you'll also want to insulate the walls and door.
The local authorities and building control officers are responsible for granting permits. Once your approval is granted, the building inspector will visit the premises every so often to assess how the conversion is going. The inspector may also make suggestions on making the conversion safer and more effective.
Your walls will need thermal insulation and weather proofing. You'll also have to ensure that the windows have proper ventilation. There will also have to be a main door that accesses the house and electrical connections need to be modified to meet building code requirements. Make sure to properly install your plumbing, in addition to proper drainage will also need be taken care of.
All in all, you'll have to adequately address the safety, aesthetics, and the comfort of your new living space. If you follow the stipulated standards and specifications laid out by your building inspector, you really won't have to worry about anything.
